Terms and Conditions

Booking Terms

These booking terms ('Booking Terms') are between the hotel, guesthouse or self-catering unit (referred to as ‘We’/’Us’/’Our’) named under the ‘Reservation Confirmed with’ section of the Booking confirmation ('Booking Confirmation') and the person or legal entity making the Booking (‘You/Your’). These Booking Terms are for the provision of accommodation services ('Booking(s)') by Us to You. These Booking Terms are governed by English law and apply to all Bookings. By making a Booking You are deemed to accept and be bound by these Booking Terms. 

When You make a payment using a credit card, We (or Our parent company or Our trading name if different) will be displayed as the merchant of record. 

Bookings are made and a contract between You and Us comes into effect when We accept a reservation from You. We will accept a reservation when We have confirmed Your reservation and received either: (i) full payment of the total price; or (ii) payment of a deposit equivalent to the value of the first night stay; (iii) any other amount We have specified at the time of Your booking; or (iv)We have agreed to collect payment from You either on arrival or departure. Where a deposit or any other amount that is less than the total value of the stay is paid, the balance will be paid by You directly to Us, on either check-in or check-out or at an earlier date if so requested by direct communication between You and Us. You must be able to enter into a legally binding contract and be over 18 years of age to make a Booking. Bookings must be paid for using a valid credit or debit card or via PayPal or any other payment type specified. When Your Booking is confirmed, a reservation number is given. This number must be retained for access to Your Booking details if cancellation or amendment is necessary. You will need to quote this reservation number when contacting Us. 

All prices include VAT where applicable at the current rate. Prices are per lodge or cottage per stay. Prices do not include other costs You may choose


All of our accommodation is non-smoking throughout; smoking in outside areas is permitted but we ask that you consider other guests when doing so and dispose of cigarette butts appropriately.  If you are found to be smoking inside your accommodation during your stay you may be asked to leave to prevent damage to property.


Well behaved pets are welcome, subject to you paying the appropriate per pet supplement.  We have a few simple rules relating to pets that we ask you to adhere to:
1)      No more than two pets may occupy any one lodge/cottage unless agreed prior to arrival and confirmed in writing 
2)      No pet is to be left unsupervised by you or alone in a lodge/cottage
3)      Please do not allow pets on furniture or beds
4)      Please remove all traces of pet fur or dirt at the end of your stay
5)      Around our site pets are to be kept under control at all times and dogs on a lead.
6)      If we, in our sole and reasonable discretion, consider your pet(s) to be to be causing a nuisance, harm or threat to anyone or anything, or to be likely to do so, we may ask you to remove your pet from our location (without refund or compensation) or we may have it removed off site at your expense.
7)      If we have a need to visit your accommodation (e.g. if you have requested maintenance or similar) you must take your pet(s) out of the cabin or keep them in a different room while these visits take place and comply with any specific instructions provided to you.
8)      Dogs must be microchipped (as required by law) and have had current annual vaccination for distemper, canine hepatitis, leptospirosis and parvo virus.

Leisure Suite

Hot tub use 
Please note that in order to maintain the best levels of hygiene, the hot tub may have been refilled on the day of your arrival. If this is the case, it will not be fully warm for comfortable use until the evening of your arrival.
Whilst on holiday we know you want to get the best use out of the hot-tub. The temperature is maintained at 37°C and is checked every day.  Please also remember that the hot-tub is available for use by all guests and we ask for your consideration of this. We also guide you that:-
 1. You must book a time slot to use the hot-tub and check no other guest have reserved the time you wish to use it
 2. No children under 4 years should use the hot tub and bathers under 16 must be accompanied by an adult.
3. You should consult your doctor before use if you are receiving medical attention or have a long term illness.
4. Avoid using the hot tub if you are under the influence of alcohol, have eaten a large meal, are pregnant, or are on medication. Only use the hot tub after seeking medical advice if you have a condition that is affected by heat for example, a heart condition or high or low blood pressure.
5. You must shower before entering the hot tub either in your lodge or in the leisure suite changing rooms to remove make up as this will come off in the hot tub and result in the hot tub having to be drained.
6. No food, glass, liquids, pets, bubble bath or oils allowed as these may result in the hot tub having to be drained.
7. You should get out of the tub if you start feeling unwell, uncomfortable, giddy or faint.
8. We recommend for safe use that you remain in the hot tub for a maximum of twenty minutes at a time and have a rest period of between 10 and 20 minutes. Overuse will affect chemical balance and overall enjoyment.
9. Please take care when getting in and out of the hot tub as although the floor is non-slip care must be taken when wet.

Cancellations and payment

Cancellations & Amendments
If You cancel Your Booking on or before the cancellation deadline specified in the Cancellation Policy section of  Your Booking Confirmation (the ‘Cancellation Deadline’) a full refund will be given including any booking extras paid at the time of Your Booking. 
If You cancel Your Booking after the Cancellation Deadline You will be charged the full value of Your booking, including any booking extras You have selected for the duration of Your stay.  Should You change the number of guests, dates, room nights or room type (“Amendment”), then the prices are subject to change.  Should You request an Amendment and should We not be in a position to accommodate Your Amendment, Your Booking will be cancelled and a full refund given to You provided that such cancellation occurs on or before the Cancellation Deadline, failing which the terms described in this Cancellation clause shall apply.

The total amount payable to confirm Your Booking is quoted in Your Booking Confirmation and will be charged to Your credit or debit card or PayPal account or any other payment type offered at the time of Booking or on check-in.  Your card statement will display Us (or Our parent company or Our trading name if different) as the merchant of record. All additional goods and services purchased during Your stay must be paid in full directly with Us.


Other than for death or personal injury caused by Our negligence or fraudulent misrepresentation, Our total liability to You is limited to the price of the Booking and in no circumstances will We be responsible to You for any indirect or special damages. 

We will not be liable for failure to provide the services to the extent that the failure is caused by any factor beyond Our reasonable control. You are responsible for any damage or loss caused to Us, including any damage to Our property by Your act, omission, default or neglect and You agree to indemnify Us and You agree to pay Us on demand the amount reasonably required to make good or remedy any such damage or loss. Further, we reserve the right to terminate Your Booking immediately without being liable for any refund or compensation where You engage in unacceptable behaviour that causes a disturbance or nuisance to Our other guests.

Data Protection

We will process the information You provide to Us in accordance with the relevant data protection legislation.  Your personal data may be transferred to eviivo Limited (Registered Office 154 Pentonville Road, London, N1 9JE Company Number: 5002392) including where necessary its subsidiaries outside of the EU.  By making a Booking, You consent to this processing of information as described above and the transfer of Your information to our software provider: eviivo Limited.
