We have recently been assesed by a representative from Quality in Tourism, and are pleased to have achieved a 3-4 Star rating. Please see a selection of highlights from the assessors report below.


Under the British Common Standard for Self Catering GREEN VIEW LODGES achieve THREE and FOUR Star ratings. Part of the Standard is that all critical areas of the property; cleanliness, living areas, bedrooms, bathrooms and kitchen must each achieve a grade commensurate with the overall rating. Following this assessment the establishment meets these requirements.

Four lodges and an apartment are available on this very well presented site, a very good impression is created on arrival. An overall very good and comfortable standard of family holiday accommodation is offered.

High Pike and Warnell lodges are identical in space, provision and quality. Well finished throughout and comfortably furnished. Bedrooms of good size with ample storage and very good beds. Bathroom facilities are very well provided.

The new lodge, Skiddaw is spacious and very well presented. Quality easy seating and very good dining furniture in place, the open plan kitchen is very well fitted and equipped. Fitted furniture of very good standard in all bedrooms.

Most recently completed, and currently on a long let, The Hayloft presents very well indeed. Accommodating a couple, this property is very spacious.

Noted many improvements have been made to the properties and the site in the past five years, with two additional properties now provided and the creation of the Leisure Suite. The properties enjoy busy diaries with each lodge having a regular following of guests. The Hayloft with its different style and very good spacious presentation will be popular with couples.

High Pike, Warnell and Carrock achieve comfortable three star ratings, with the new lodge, Skiddaw and the apartment, The Hayloft achieving four stars.

All management procedures and pre-arrival information are handled in a professional manner by the owners. The web-site is easily accessed and includes clear detail and photographs Living on site the owners also undertake all maintenance and housekeeping procedures. With sound systems for thorough cleaning and a very good working partnership, cleanliness is evident to very good levels throughout.

Introduction

Our 5 self catering units(4 lodges and 1x1 bedroom annexe),are based in a village location easily accessed from the main road, with their own guest entrance. Our Ground floor units (all units excluding the hayloft) have been assessed as National Accessible Scheme Level 2 and are therefore suitable for people with limited mobility. There are some small differences between the units which may make a particular lodge more suitable for your stay The information which follows in this statement should answer any questions you may have about access, if not, please call 01697 476230 to speak to the owners.

Pre-Arrival

Bookings and enquiries can be made via this website, via email and telephone and post.
The nearest train station is 4 miles away in Dalston There are also train and coach stations in Carlisle, 9 miles away and in Penrith ,12 miles away, with links to all areas of the country.
The nearest bus stop is 3 miles away at Bridge End, with an hourly service running from here to Carlisle.


Arrival and Car Parking Facilities

Each of our units has 2 car parking spaces allocated.
There are a number of spare parking spaces for visitors and Leisure suite users.
Luggage can be unloaded at the front door of each unit.
Lodges 1 and 3 have steps up to the front door and lodges 2 and 4 have ramps.
The car park and lodge entrances are illuminated at night.


Main Entrance & Reception.

The main office / reception is clearly signposted and is situated at the front of the owners residence on site.
The entrance to the office / reception is reached by a level path at the front of the owners residence.
The office/reception has large double doors which can accommodate a wheel chair, if necessary.
Seating is provided for one guest. Further seating can be easily provided.


Leisure Facilities.

Our Leisure suite is housed in a separate building close to all the lodges.
The Leisure suite consists of an 8 person hot tub, 3 person sauna, changing room and separate WC.
The Leisure suite is reached by a ramp from the main car parking area and has a choice of 2 entrance doors either a standard door 81 cms wide or sliding patio doors, which are particularly useful for wheel chair users. Flooring throughout the Leisure suite is non-slip.
Lighting is a combination of natural and diffused electric light.
A table and seating is provided for visitors, which are especially useful for guests accompanying others who are using the spa and sauna.
As with all indoor public areas on the site these facilities are non smoking.
The main changing room is situated to one end of the Leisure suite and is 1.8m x 1.8 m.
The changing room has bench seating and hanging spaces for 8 people.
A shower cubicle 750mm x 850mm is located within the changing room. The shower is electric and operated by a pull switch, outside the cubicle. The cubicle has a close fitting glass door and a step up of 14cms.


Outdoor Facilities

Each of our units has an area of garden and/or patio allotted to it, with garden furniture provided for the number of guests accommodated in each unit.
The garden areas in Lodges 2 and 3 can be accessed through either the front or back doors of the unit, although there are two steps down to the garden, if you take the back route.
The garden to Lodge 1 is accessed through the front door only and there are also two steps to negotiate.
The decking for Lodge 4 is on the level, through double doors from the living room.
The exit to the rear patio of the Hayloft features one step 20 cms deep.


Bedrooms

Lodge 1 – 1 twin and 1 double room at ground floor level.
Lodge 2 and 3 – twin room with extra fold away bed and 2 double rooms at ground floor level.
Lodge 4 – 2 twin rooms and 1 double en suite room at ground floor level.
The Hayloft – 1 Double room on the first floor.
The twin bedrooms in Lodges 2 and 3 are particularly suitable for wheelchair users, as they have level entrances, wide doors and good space around the single beds. They are also in close proximity to the main bathroom.


Bathrooms

Lodge 1 – has one main bathroom with electric shower over the bath.
Lodges 2 and 3 – have one main bathroom with electric shower over the bath and a shower room, which also contains a w.c. and wash basin.
Lodge 4 – has one main bathroom with shower over the bath and an en suite shower room with w.c. and wash basin to the main bedroom.
The Hayloft has one main bathroom on the first floor, with an electric shower over the bath.
In Lodges 2 and 3 the main bathrooms are particularly suitable for wheelchair users as they have level entry and extra space around the sinks and w.c’s.
An alternative shower room is provided with a shower tray at a depth of 14 cms.
Showers are thermostatically controlled.
A bath seat, raised toilet seat and support frame are available on request.


Self Catering Kitchens

In all units the kitchens are immediately adjacent to the living area and are open plan.
The sinks in Lodges 2 and 3 have push taps.
Work surfaces are a standard height, as are sinks.
All appliances are electric.
Ovens are floor standing, with the exception of Lodge 1, where the oven and microwave are built in and at eye level. A separate four burner hob is available at bench height.
Separate microwaves are provided in all the other units, along with fridge freezers in Lodges 1, 2 and 3, a separate fridge and freezer in Lodge 4 and a small fridge with freezer compartment in the Hayloft.
Adequate storage is provided for both food and equipment, although some of this is in wall cupboards, the base of which can be reached from a wheelchair.
Kitchens have either a non slip or laminate flooring.


Grounds and Gardens.

Our lodges are in a landscaped garden setting.
The driveway and car park are gravel.
Level concrete paths lead to and between the lodges.
The lodges and the leisure suite are accessed by ramp or steps from the car park.


Additional Information

Smoking is only permitted on the outside balcony areas.
We do not accept pets of any size.
Procedures to be followed in case of emergencies are posted in each of the units.
We are happy to assist disabled guests in any way we can.

Future plans

We are currently looking into the provision of a hand rail and a hoist to aid disabled guests in using the hot tub.
